What Documents Do You Need to Provide to Obtain A Mortgage Loan?


When you apply for credit, the following documents are generally requested:


  • The sales agreement
  • In principle, your tax returns for the last two full years
  • Salary slips for your current job, or the last invoices you issued if you are self-employed
  • Any quotes for work if your mortgage loan relates to the purchase and renovation
  • Any planning permits, for construction projects

These documents are requested in particular as part of the examination of your solvency carried out by the lender or the credit intermediary and also make it possible to compile the administrative file for the granting of the mortgage loan.


Your bank will also mandate an expertise before granting you a loan. This expertise has been mandatory since January 1, 2022. It can be carried out remotely using advanced statistical models or on site thanks to a complete physical visit to the property. The amount that the bank will lend you will be calculated on the basis of the appraisal value and no longer the purchase price, as was the case before. You will receive a copy of this expertise. Expertise costsareyour responsibility, as are yourcosts for the file.


Once complete, your application will be examined by the competent authorities at the lender. If your request is approved, the lender will make you an offer.
